Thank you for returning your CASP Membership / Registration form. You are now registered with CASP as a full member of the Association.
CASP has elected 5 district representatives (KentishTown, CamdenTown, Hampstead, Gospel Oak & Holborn) who will work closely with each of the 5 District Managers to help highlight important issues affecting tenants and residents living in LBC street properties.
If you wish to contact your representative, to highlight an issue affecting LBC street properties in your area, or to raise any other issue affecting LBC street properties, please e-mail camdenstreetproperties@yahoo.co.uk. Please note: your e-mails, etc, will be accessed by all committee members. Alternatively, you can contact Chrissie Baverstock, LBC, on 020 7974-2377 and request that your details be forwarded to CASP.
Some months ago, a street property resident put forward the idea of street property inspections (walkabouts, etc) where issues around community safety and urgent repairs might be highlighted by residents to DHO staff, CASP and hopefully local councillors. CASP has now progressed this project and incorporated investigating the idea into a formal ‘compact’ with Camden Council.
Over the next few months, CASP will pilot a further scheme in KentishTown and Hampstead (those areas with the most LBC SP’s) and we invite tenants and residents who live in these areas, and who have serious concerns about community safety, etc, to contact CASP. We would, however, strongly advise that all residents contact their DHO’s/repairs in the first instance, however, if you still have concerns, please contact CASP. Our aim is to involve as many LBC street property tenants and residents as possible. Please note: if we receive too many requests, we will need to prioritize those areas where we help organise walkabouts, etc.
The CASP district representatives are still also discussing the idea of CASP district meetings and we will keep all residents informed of any progress with this project.
The CASP Compact group are also currently working on the final draft of our Compact/agreement with Camden Council and hopefully this should be ready to sign in June 2006. The Compact is not a legal document but it will ensure that the Association receives the necessary support and funding from Camden Council which allows it to function and raise and challenge those issues which are important to tenants and residents in LBC street properties, as well as meet the needs of its wider membership. For more information about the CASP Compact, or if you would like to receive a hard copy of the CASP Compact, contact CASP. Alternatively, please contact Chrissie Baverstock, LBC, on 0207 974-2377. The final draft of the CASP Compact can also be accessed shortly via www.casweb.org/casp
CASP has also received a number of general enquiries from tenants and residents. These include issues around increased service charges for leaseholders, improved security for tenants and residents who live in LBC street properties, fire safety in LBC street properties, the management of shared gardens & the introduction of the new tenancy conditions. Some of these items have also been raised by tenants and residents at our general meetings. CASP has brought all of these items directly to the attention of the Director of Housing and we are continuing to follow-up a number of these items. For more information, or if you would like to put forward your views, please contact camdenstreetproperties@yahoo.co.uk
CASP is also progressing the capital works consultation project with Camden Council and hopefully what will emerge from these discussions is a better understanding of the problems encountered by street property tenants and residents during major capital works. The ultimate aim of the project is to help produce a formal guide to aid tenants and residents who live in LBC street properties. For more information about the project, or to put forward your views, contact CASP.
The CASP Committee has also fought hard to highlight and access the same opportunities for training, etc, as estate tenants and residents and other TRA’s currently receive from organisations such as CFTRA - alltenants and residents contribute to the HRA and it is only right that we should all be able to access the same opportunities for consultation and involvement, etc.
Now that the local elections are over, and we have a new political administration in place, the CASP Committee will be working harder than ever to ensure that LBC street properties are not forgotten – capital works, repairs, day-to-day housing management issues - but managed in a way to which we are entitled!
CASP is also putting forward ideas for a new logo for the Association. Do you have any ideas for a logo? If so, please contact CASP
CASP will be organising a general meeting in the Autumn – topics and venue to be arranged – please attend if you can.
If any resident would like this letter translated, please contact CASP and we will be happy to assist.
